Live near the center
Myth: Lefortovo is located in the South-Eastern Administrative District, which means it is far from the center.
Reality: this may surprise even native Muscovites, but in fact Lefortovo is located next to the Central Administrative District. You can get to the Garden Ring by car in 10 minutes. And if you use public transport, then go to the Circle Line only one or two stations. There are also several metro stations in Lefortovo or right next to the border of the district: Ploshchad Ilyicha, Aviamotornaya, and the Andronovka MCC station. And already in March, another new station, which is called Lefortovo, is to open. It will enter the route of the Great Circle Line.
It is noteworthy that from the real center of Moscow, that is, the Kremlin, the district is located approximately at the same distance as Khamovniki, where a significant part of the capital's elite real estate is concentrated. At the same time, the cost of housing in Lefortovo is fundamentally different.
Live in a heritage area
Myth: Lefortovo is located behind the Garden Ring, it is not the center, so there is nothing to see there.
Reality: Lefortovo is one of the oldest districts of Moscow with a rich history. Coins, dishes and other artifacts of the tsarist period are still found here. At one time, a colleague of Emperor Peter the Great, Franz Lefort, in whose honor the region was named, and many noble families who left behind palaces, lived here. Therefore, there is something to see in the area:
- Catherine's (aka Golovinsky) Palace. A large palace and park complex, which was built at the end of the 18th century for Catherine II. Previously, Annenhof, the palace of Empress Anna Ioannovna, was located on this territory.
- Stroganov's dacha on the Yauza. Noble estate in the Empire style, built in the 18th century by the architect Rodion Kazakov.
- Church of Peter and Paul. Orthodox church with blue and gold domes. It appeared in the 17th century, but at first it was built of wood. The stone building has been standing since 1711.
- Lefortovo palace on the right bank of the Yauza, built by order of Peter the Great for Franz Lefort. After the death of his companion, the monarch used the estate for balls and other events, and then the building served as an imperial residence for a long time and was rebuilt more than once.
- The main military clinical hospital named after N. N. Burdenko. The Empire style ensemble can unknowingly be mistaken for a theater or a manor. The hospital, the first building of which was built under Peter the Great, became the country's first state medical institution.
The heritage of tsarist Russia is not the only architectural landmarks of the region. After all, Lefortovo can be called a real reserve of Moscow constructivism. It is here that the famous Melnikovsky Garage of the State Planning Committee with a headlamp window, houses for the workers of the Dangauer Sloboda and entire blocks of the VEI, MTUSI and MEI buildings are located. Experts say that a whole day will not be enough for a tour of Lefortovo constructivism.
Live close to nature
Myth: with ecology in SEAD, including in Lefortovo, everything is not very good. To get some fresh air, you need to go somewhere.
Reality: Unlike the notorious Kapotnya or Kuryanov, Lefortovo does not have an oil refinery and treatment facilities, but there are parks where you can have a great time enjoying the fresh air. The largest and most famous is Lefortovo Park, which is also called Versailles on the Yauza. It is located next to the Catherine Palace and covers an area of almost 47 hectares. On the territory of Lefortovo Park there are seven ponds, a linden alley, a monument to Peter the Great.
Last summer, another park appeared on the district map - "Green River". It fully lives up to its name: its "channel" lies between high green banks, and themed "islands" are formed in the bends of the walking paths. For example, children's playgrounds in eco-style, made of real logs and ropes, a huge sandbox, a sports ground with exercise equipment. There is also a bridge with tubular supports and "hanging gardens", under which there is an amphitheater, swings, ping-pong tables and board games. During the warmer months, food trucks operate in the park, so you can have a snack in the fresh air between parties.

Live in an area with developed infrastructure
Myth: Lefortovo is somewhere far away. Surely there are no cool business and shopping centers, and children have to take the subway to school. And nowhere to be entertained.
Reality: in Lefortovo it is not at all difficult to find entertainment for every taste. For example, next to Aviamotornaya there is one of the oldest cinemas in Moscow - "Fakel". Films there are shown mainly in the original language with subtitles, and the repertoire includes not only high-profile premieres, but also the best author's and festival films.
Not far away are the famous art spaces - Artplay and Winzavod. And the Lefortovo Kristall is actively turning into a creative cluster: the Museum of Retro Cars and the Center for Contemporary Art with vernissages and art fairs are already operating here.
Lefortovo is a long-established area where there are good kindergartens, schools, universities, including Baumanka and MFEI, large business centers, for example Integral. In addition, new infrastructure is emerging along with the actively developing housing stock. For example, in "Symbol" alone, there are eight kindergartens, two schools, sports complexes and dozens of shops, cafes and restaurants.
Live in a modern and promising area
Myth: in Lefortovo, there are often old houses and panel buildings, there is no real estate either for life or for investment.
Reality: the opposite is true. This area is actively developing, it is located near the center, and there really is everything for life. There you can calmly relax in the park, visit cool cultural events, and go in for sports. If you get bored, take the subway or car and quickly get to the center of Moscow.
And the historical heritage of Lefortovo - parks, palaces and temples - is overgrown with modern buildings and fashionable art clusters.
As a rule, the cost per square meter does not keep up with the changes in the area and "catches up" them after a while. This was the case with the once non-prestigious, "working" district of Presnya: housing in projects around Moscow City is very popular with buyers today. So the transformations that are currently taking place in Lefortovo will definitely affect the status of the area and the value of real estate in the future for several years.
