You register your home on a mortgage until the end of April, and PIK takes on the interest on the loan until the end of this year. This means that throughout 2020, your monthly payments will be only a third of the standard ones. And almost all of this amount will be used to pay off the debt for housing.
Why only a third? It's simple. The mortgage agreement calculates and indicates the amount of your mandatory monthly payment. It consists of the body of the loan (the value of the apartment after the down payment) and interest that is charged on the remainder of this debt.
It turns out that in the first months of mortgage payments, a significant part of the contribution is spent on paying off interest and only a third covers the debt for the apartment itself. Only having passed the middle of the contract term, the client clearly notices how the loan body literally melts with standard installments. This is because the less the amount left to pay for housing, the lower the monthly interest payment. What is the benefit of the program
Until the end of 2020, PIK takes interest on itself, while you are paying off the debt for the apartment. By the time you start paying interest on your own, the body of the loan will significantly decrease, and with it the amount of interest payments will also decrease.
Let's say you buy an apartment for 6 million rubles, have entered into an agreement for 20 years with a rate of 6.5% and have paid off 20% of the cost of housing with the first installment. In this case, the standard monthly payment will be equal to 35,789 rubles. If you use the “We take interest on ourselves” program, this year the obligatory contribution will be only 9 789 rubles. Benefit - 233 640 rubles. At the same time, nothing prevents you from paying more and thereby quickly reducing the debt for housing.
By the way, interest until the end of the year is not carried over to a later period and is not included in the price of the apartment. All the terms of the deal, including the payment schedule, are fixed in the contract, so there is no need to worry about changes in interest rates and hidden fees. And you also don't have to collect a bunch of documents: a passport, SNILS and a digital signature are enough to complete the transaction, which they will help to issue if you do not have one.
