Miscellaneous / / April 05, 2023
average cost rent of one-room apartments in 18 largest cities of Russia in December amounted to 21.6 thousand sq. rub. per month, and two-room apartments - 31.3 thousand rubles. rub. Relative to November, these figures decreased by 0.5% and 2%, respectively. About this with reference to "CIAN.Analytics" writes "Kommersant".
Last month, apartments on average fell in price by 1-3%, but the data on the regions are very different.
- Most noticeably, the average cost of renting one-room apartments decreased in Samara - by 5%, to 18.2 thousand rubles. rub. per month.
- In Krasnodar, you can now rent similar housing for 20.9 thousand rubles. rub. per month. This is 3% lower than in November and 5% lower than in December last year.
- In St. Petersburg, one-room apartments fell in price by almost 6% over the month, to 28.4 thousand rubles. rub.. For two-room apartments, the decrease was 3.2%, to 43.6 thousand rubles. rub. per month.
- In Moscow, renting a one-room apartment now costs an average of 43.9 thousand rubles. rub. per month. This is 2% less than last month and 8% less than a year earlier. "Dvushki" fell in price by 2% and 20%, respectively, to 70.5 thousand rubles. rub. per month.
Seasonality, migration processes and record-breaking competition between owners influenced the fall in prices most of all. Over the past month alone, the total volume of supply has grown by 10%, added Alexei Popov, head of CIAN.Analytics.
In the short term, there are no prerequisites for a noticeable increase or decrease in prices yet, but the demand for rental housing may grow due to worsening lending conditions for buying a home.
